This home renovation project features an addition that virtually doubled the size of the tiny original home. New steel beams allowed us to open up the entire first floor of the old home. Performance specifications included high levels of insulation in the walls and the roof. This was made possible by the use of a 2 lb. spray foam which provides an R value of 7/inch, roughly double that of conventional fiberglass or 1/2 lb spray foams. In addition, we fastened 2x3’s across the studs in the walls and rafters in the roof, which increased the cavity depth. This strategy also greatly limits the transfer of heat through the framing materials, otherwise known as thermal bridging. The home is heated by a high efficiency, condensing furnace. Hot water is provided by an equally efficient condensing tankless water heater. Recycling the existing foundation and framing from the old home reduced significantly the amount of new construction materials required for the project.
