This 1950's ranch was tired, and it suffered from the same performance issues as most existing homes, both old and new (unfortunately), along with an interior layout that suffered from small, closed rooms that did not suit the homeowners' taste for an open living space. The renovation began with demolition back to the framing and included a new roof design. The existing 2x4 wall cavities were filled with 0.8lb spray foam, and then the existing exterior sheathing was wrapped with polyisocyanurate foam board, which virtually eliminated thermal bridging (heat loss through the framing). The basement walls were insulated with 2lb spray foam, and EPS foam board was installed over the existing concrete slab, followed by a new plywood subfloor. The cathedral roof areas were insulated with 0.8lb spray foam. The attic floor was first air-sealed with 2lb spray foam, followed by the installation of loose-blown cellulose. The home is heated and cooled by a geothermal system. The heat load on this house was reduced to less than half of the load before renovation.
